Overview

Our attorneys have represented developers with some of the largest development projects in South Jersey over the last 50 years, including significant residential, commercial, office and mixed-use projects. 

Our land use and zoning attorneys counsel some of the area's most prominent developers and businesses on issues dealing with complex subdivisions, site plans, general development plans, planned unit developments, variances and petitions for rezoning. We provide counsel throughout the entire development process on the wide range of regulations and issues that can affect a project from concept to completion. This experience allows our attorneys to bring a level of insight and perspective to every matter and every issue.

Our attorneys represent developers before the State Planning Commission, New Jersey Council on Affordable Housing, Department of Environmental Protection (DEP), Department of Transportation (DOT), the New Jersey Pinelands Commission, and the New Jersey Highlands Council.

In conjunction with the attorneys in our municipal and governmental practice area, we act as counsel for many municipalities in the preparation of master plans, land use ordinances and redevelopment plans. The firm has also served as counsel for a number of municipalities, planning, zoning and joint land use boards.

Our lawyers are often retained as special land use counsel by municipalities to assist with affordable housing compliance, defense of builder's remedy litigation, development, redevelopment, Brownfields initiatives, farmland and open space preservation, and Transfer of Development Rights (TDR) programs. We counsel clients on complicated plaintiff's builder's remedy litigation under the Mount Laurel Doctrine and the Fair Housing Act on behalf of developers and municipalities.

Finally, as members of the New Jersey and Pennsylvania Wireless Association, we have represented wireless communications companies for more than 15 years, with extensive land use expertise in the telecommunications industry.  Our attorneys work side by side with our clients, including national cellular providers and tower owners to secure approvals for new tower construction, co-location and much more.


Notable Matters

  • Our attorneys obtained approvals for a $1 billion mixed-use waterfront development project, calling for over one million square feet of office space, a hotel, several parking garages, over 200 residential units, and 25,000 square feet of retail space.  This complex project required the coordination of approvals with several different agencies within the city, county and state.
  • We obtained land use approvals for numerous Low Income Housing Tax Credit developments for a national developer serving both multi-family and senior populations throughout New Jersey.
  • We represented the developer of the former Garden State Park with the creation of a 225 acre, mixed use retail office and housing development. That project now contains 530,000 square feet of retail and restaurant space, 1,500 residential units and 40,000 square feet of office space. 
  • The firm obtained development approvals for a 400,000 square foot industrial facility and 180,000 square foot office headquarters for an international corporation, including the aggregation of multiple parcels, coordinating the vacation of roadways and navigating complex development issues across local, county and state authorities.
  • We obtained site plan approval for a regional healthcare client for a new, state of the art, multidisciplinary specialty care facility in southern New Jersey, which required multiple variances. 
  • Our attorneys represent a national homebuilder in the acquisition of land and approvals for numerous single family and multifamily developments throughout southern New Jersey.
  • We are actively involved in obtaining approvals for the expansion and growth of retail shopping malls and town center projects owned and operated by a real estate investment trust.
  • Our attorneys assist a central New Jersey county through the processes of land preservation, including historic sites and farmland, as well as the auction of public properties and the diversion of previously preserved properties.  These matters often include involvement with New Jersey Green Acres and New Jersey State Agriculture Development Committee ("SADC") and various non-profit funding.
